We can set up an automated Vancouver Island Real Estate Board MLS® listings search for whatever you're looking for in the Comox Valley (including Comox, Courtenay, Cumberland and the Regional District). You'll be notified of new listings as soon as they hit the system — including MLS® listings from Re/Max, Coast Realty Group and any other realty brokerages on our Board's MLS® listings system. (Private Client Service - PCS - is fully automated and can be unsubscribed from at any time with the click of a button. Once set up, you will receive, by email, any new listings that match your criteria, whether your parameters are broad or specific, as well as any existing listings that get price-adjusted to within your range.)
This free service is provided to customers who are not already working with a REALTOR® in the Comox Valley / Courtenay area. We respect and appreciate our fellow REALTORS® and your loyalty whether it is to us or another REALTOR® in the Comox Valley who is doing a bang up job for you... of course, if he/she isn't exceeding your expectations, we have a list of references who can tell you we will.

When you've picked out the ideal homes on your wish list, Richard or Melissa will arrange to show you the properties and/or gather more information and of course, will makes suggestions based on your needs and their knowledge of the market. Their guidance on value, including important information about neighbourhoods will help you make an informed decision.
Once you've found 'the one' (most people know when they walk in the door), Richard and Melissa's work really begins! Drafting a legally-binding Contract of Purchase and Sale is just the beginning. With over 1000 home sales under our belts, you can count on the highest level of expertise in negotiations, strategy and thorough follow-up - they attend inspections, get water samples if needed, talk to and/or meet with appraisers and other authorities if appropriate to make sure no stone is unturned.
It's always best to get pre-approved ahead of time - even if you're moving from one house to another and 'porting or transferring' your mortgage. You'll not only know how much you can borrow, what your payments will look like, and any mortgage insurance costs but you'll also be able to secure the lowest rate and have it waiting for you while you look for a home. We are happy to introduce you to three reputable people who work for very respected companies and who can provide you with excellent mortgage financing. The proof is in the pudding, as they say, and we personally (in our team) have our own mortgages with these people as well as having worked with them for many years.

Making an Offer...
When you’ve found 'the one', the home that is right for you, it's on to... The Contract of Purchase and Sale.
There are many items to consider in the Contract such as:
- Arranging financing
- Professional Inspections
- Deposit amounts & terms
- Transfer and Possession dates
- Tenancy Contracts
- Strata-titled property considerations
- Other legal considerations
Richard or Melissa will guide you through the legal jungle and answer any questions you may have, present the offer to the seller and/or his/her representative. The Sellers may accept, reject or counter your offer. You'll be advised on negotiating strategies that will better your position to be able to get the best price and terms (in accordance with Limited Dual Agency laws if applicable. Too much detail to write here, just ask.)
After Acceptance of an Offer...
After an accepted offer has been entered into, Richard or Melissa will arrange required inspections; gather information in accordance with the Contract; forward the Contract to appropriate parties and guide you through the process.
When all conditions have been satisfied our Conveyance Dept forwards the Contract to your lawyer/notary in preparation for transferring the Title to you.
Our team maintains contact with the lawyer/notary to ensure that everything is 'on track' and continue to communicate with you and let you know whenever there is action required.
Depending on how much time there is until the Completion (transfer) date, there may not be much for you to do. However, please don't hesitate to contact Richard or Melissa anytime if you have questions. You'll be contacted closer to Completion with an update and arrangements are made for the Possession Date to do a walk-through with you (if applicable) to make sure all is as it should be and you are fully satisfied.
After the Completion (Transfer of Property) and Possession Date (almost done, I promise!)...
Once you have moved in (if applicable) we will contact you in a week or so to make sure that you are satisfied with your property, however if something comes up please contact us right away, our service does not end on Completion - we are here for you happily ever after! When you are ready to make that next move we want to be able to work with you again and will go the extra mile to ensure that we have earned your trust and confidence and referrals!
